What solo ownership actually costs
A typical second home — even a modest one within reach of Mumbai — carries the full cost of the land or villa, the full cost of staff to maintain it while you're not there, the full property tax, the full repair bill when the roof needs attention, and it sits empty roughly 350 nights a year. You are paying for 365 nights of upkeep to use perhaps 15.
How a deeded share changes the arithmetic
You pay for a fraction of the asset — proportionate to your share — and a fraction of the running costs, pooled with your co-owners and professionally managed rather than left to a caretaker you hope is honest. Your usage nights are allocated, not unlimited, which is the honest trade: you get meaningfully more nights per rupee spent than solo ownership typically delivers, in exchange for sharing the calendar.
We are not going to tell you this beats buying a whole property outright in every case — if you want a home you can walk into on any random Tuesday with zero coordination, full ownership does something fractional ownership cannot. What we can say plainly is where the two differ: fractional ownership lowers the entry cost, spreads the fixed running costs, and removes the maintenance burden from your plate entirely, in exchange for scheduled rather than unlimited access.
